Kirkwood is a streetcar suburb that’s held its scale, five miles east of downtown along Hosea L. Williams Drive. It has its own police precinct, fire station, post office, and library, which is rare for an intown neighborhood. The commercial strip runs along Hosea and Howard, anchored by Bessie Branham Park.

The neighborhood’s annual Spring Fling Festival and Tour of Homes (along with the Wine Stroll and Easter Egg Hunt) keeps community life dense. Renovation has been steady but slower than Inman Park or Candler Park, meaning more original houses are still findable.

What makes it different

Architectural breadth. Greek Revival, gingerbread Victorian, Craftsman bungalows, plus some newer Craftsman builds all coexist on the same blocks. Older Kirkwood streets near the Park have particularly intact Victorian stretches.

Pricing trails Inman Park and Candler Park. Same-size Craftsman bungalow in Kirkwood will run 20 to 30 percent less than in Inman Park. The neighborhood is closer to OTP and the schools are different, which explains the gap.

What to watch

Houses near Memorial Drive. The southern blocks bordering Memorial face faster commercial traffic and are pricing accordingly. Two blocks north of Memorial is a different neighborhood feel.

Kirkwood is one of Atlanta's oldest neighborhoods (1870), five miles east of downtown bordering Decatur. Hosea L. Williams Drive is the main artery; restored Victorian and Craftsman homes line streets like Murray Hill and Norwood.
