Ormewood Park sits between Grant Park and East Atlanta, south of I-20 and east of Boulevard. The original development happened in the 1890s-1910s as a streetcar suburb, and the housing stock is mostly Victorian cottages, Craftsman bungalows, and a smaller run of early-mid-century post-war ranches. The neighborhood association is one of the more active intown.
The southern part of Ormewood borders the Beltline’s southside trail (active and growing). Day-to-day commercial is split between East Atlanta Village to the southeast and Grant Park’s Memorial Drive strip to the northwest.
What makes it different
The pricing position. Ormewood is consistently 15 to 25 percent below comparable Grant Park or East Atlanta Village houses. Same vintage, same general size, just a few blocks of geographic difference make a measurable price gap.
The Beltline access. The southside Beltline trail runs along the south edge of Ormewood. As it builds out, the value gap with Grant Park has been narrowing.
What to watch
I-20 noise. Houses in the northern blocks adjacent to I-20 hear interstate traffic. Doesn’t bother everyone, but worth experiencing during morning rush before contract.
