Castleberry Hill is the historic warehouse district just southwest of downtown, between Mercedes-Benz Stadium and the connector. The neighborhood is mostly converted lofts in old industrial buildings, anchored by an active arts community and a monthly art stroll that has been running for over twenty years. Walking distance to both stadiums, the GSU campus, and the start of MARTA’s rail network.

What makes it different

Almost all lofts, almost no single-family stock. Castleberry Hill’s residential inventory is over 90 percent loft conversions, ranging from small studios to multi-story full-floor units. Buyers shopping here are choosing between buildings.

Game-day disruption. Mercedes-Benz Stadium and State Farm Arena both sit within walking distance. Falcons, United, Hawks, and event days transform the streetscape. Loved by some, problematic for others.

What to watch

Building age and reserve studies. Most Castleberry conversions happened between 2000 and 2008. Many buildings are at or approaching first major capital-expenditure cycles. HOA financial health varies dramatically building to building.
