Lay of the land

Poncey Highland sits at the intersection of Ponce de Leon and North Highland, wedged between Midtown to the west, Old Fourth Ward to the south, Virginia Highlands to the north, and Inman Park to the east. It’s small (about 30 blocks) but punches above its weight because of its anchors: Ponce City Market, the Plaza Theatre, Manuel’s Tavern, the Clermont Lounge, and the Beltline Eastside trail.

Most of the housing stock is bungalows from the 1910s-1920s on relatively small lots, with a handful of newer condos in mixed-use buildings near Ponce City Market.

What makes it different

Ponce City Market. The 2014 renovation of the old Sears, Roebuck building into Ponce City Market changed the neighborhood’s economics permanently. Houses within a 10-minute walk trade at a clear premium for that proximity.

The Beltline runs through it. Poncey Highland has direct Beltline access at multiple points. Walking distance to the Eastside trail is one of the strongest predictors of resale velocity in this neighborhood.

What to watch

Ponce de Leon corridor noise. Houses facing Ponce see traffic. The blocks one street back are dramatically quieter. Same neighborhood, very different daily experience.
