Brookhaven incorporated as a city in 2012, carving itself out of unincorporated DeKalb County, and the change has driven more growth here than anywhere else inside I-285. The Historic Brookhaven district along Peachtree Road has held its 1910 country-club character (rolling lots, big trees, old money) while the newer Town Brookhaven development on the south side has added apartments, retail, and a walkable town center.
Oglethorpe University (1835) anchors the academic side. Capital City Country Club and Brookhaven Park hold the green space. Lenox Mall and Buckhead are 10 minutes south by car.
What makes it different
Two completely different stocks. Historic Brookhaven properties sit on 1 to 3 acre lots with traditional Georgian and Tudor houses, most over $2M. Brookhaven Village townhomes and condos near Peachtree start under $400k. Same zip code, very different buyers.
Lower millage than the city of Atlanta. Brookhaven’s independent millage rate has stayed comparatively low since incorporation. For luxury buyers comparing Brookhaven to Buckhead, this is real money over a holding period.
What to watch
Peachtree Road traffic. The corridor doubles every weekday rush. Houses set back from Peachtree are fine; houses on Peachtree itself trade at a discount that’s easy to miss in your first weekend walk.
What it feels like
Brookhaven sits just north of Buckhead, anchored by Peachtree Road and the Capital City Country Club. The 2012-incorporated city covers everything from 1930s Tudor cottages in Historic Brookhaven to mid-century ranches in Brookhaven Heights and condos along Town Brookhaven.
