East Atlanta is built around East Atlanta Village, the intersection of Glenwood and Flat Shoals about three miles southeast of downtown. The village is a half-mile-square stretch of independent restaurants, dive bars, music venues, vintage stores, and bookshops. It books national acts at The Earl and Union, hosts a strong Saturday farmers market, and has stayed defiantly local through a decade of intown gentrification.
The neighborhood around the village is mostly residential, mostly walkable, with a heavy population of artists, musicians, and young families. Brownwood Park, Glenwood Park, and Brownwood South Park together hold about 25 acres of green space.
What makes it different
The village energy. East Atlanta Village has more concentrated street life per block than any other Atlanta neighborhood except Little Five Points. The trade-off is that weekends get loud and parking near Glenwood/Flat Shoals fills up.
Housing stock variance. Bungalows, Victorians, post-war ranch homes, and a few new Craftsman builds all coexist on the same block. Lot sizes are also uneven. Lots of older homes still trade under $500k, which is increasingly rare intown.
What to watch
Bordering blocks. The further east you go from the village toward Memorial Drive, the more renovation gap you encounter. Two blocks east of the village is a different price tier from two blocks west.
