Decatur is the only intown choice that’s not actually inside Atlanta. It’s the seat of DeKalb County, six miles east of downtown, organized around a courthouse square that’s been the center of town since 1823. The City Schools of Decatur consistently rank among the best public districts in metro Atlanta, which is the primary draw for families who can afford the entry premium.

The downtown stretch (Ponce/Commerce/Clairemont near the square) is highly walkable, with a steady run of independent restaurants, a beer hall, the festival lineup (Beach Party, Bookfest, Craft Beer Festival), and a continuous tree canopy. Emory University and the CDC are 10 minutes north.

What makes it different

City Schools of Decatur (CSD). The district is small (under 6,000 students) and well-funded. Families pay a measurable premium to be inside the CSD boundary versus crossing into DeKalb County Schools two blocks away. Verify the exact street with the district office before contract.

Lot sizes are smaller than the bordering neighborhoods. Most Decatur homes sit on a quarter-acre or less. Renovation has been heavy since 2015; finding a “ready to renovate” original here is harder than it used to be.

What to watch

School-zone boundary. The CSD line cuts through some streets oddly. A house that is “in Decatur” by mailing address may be in DeKalb County Schools. We always verify with the assessor before showing.
